Tenant Selection
You deserve a quality Tenant who will respect your property and pay the rent on time. We only select tenants who hold Real Estate references or bona fide private Landlord references. We carefully check all references and verify a prospect's identity. Our online connection to TICA (Tenant Information Centre Australia) ensures a prospective tenant is not listed as having defaulted on rent, or breached a Tenancy Agreement.
While we must abide by anti-discrimination laws, we will ensure that a new tenant is able to show that they can afford the rent and maintain the condition of your property. |

Lease Preparation and Rent Collection
Once a tenant has been approved, they must pay two weeks rent to secure the tenancy. Lease documents are prepared and tenants pay a bond equal to four weeks rent or in case of rents in excess of $500 per week, the bond must equal six weeks rent. We then lodge these monies with the Residential Tenancy Authority (RTA), as required by law.
We understand that Lessors depend on receiving rental monies each month to meet their mortgage obligations. Should your tenant fall into arrears, you will be advised well before the end of the month. |

Vacancy
Our office believes it is better to have a vacant property than to lease to troublesome tenants. However, we are constantly monitoring the market to ensure that the rents being asked are in line with current local trends, while providing maximum yield for Lessors. We are happy to give advice on these matters. |

Periodic Inspections
We always act in your best interest and inspect your property every four months. After each inspection, a comprehensive (2 page) report is issued to the Lessor. This service is provided at no charge. |

Property Maintenance
The property Owner's approval is always ought before any maintenance is carried out. We employ only licensed tradespeople who have Public Liability Insurance to protect you and your investment property. |

Statements, Accounts etc.
At the start of each month Landlords receive a fully computerised statement of account. All rental property accounts can be paid on your behalf, including rates, body corporate fees, electricity accounts, maintenance etc. At the end of each Financial Year you will receive an End of Financial Year Statement, for your Accountant.
Payments are then credited to your account by EFT at the end of each month. Mid month transactions are also available for your convenience if required. Lessors also receive a monthly newsletter to keep them up to date with the property investment market. |

Legal Proceedings
On the rare occasion legal proceedings are instigated against a tenant, we can act on yoru behalf at the Residential Tenancies Small Cliams Tribunal. |

Insurances
Professionals Nerang strongly recommends that Landlord Protection Insurance is obtained. Owners are then protected against loss of rent by tenants, should they fall into difficult times. Some policies also cover malicious and / or accidental damage, along with legal liability cover for both the tenant and / or their guests for injury, or other losses on the property. Please find enclosed a brochure from EBM Insurance for your perusal. We also highly recommend that you keep your Contents and Building Insurance policies valid at all times. Insurances on your rental property are tax deductible. |
